When is the best time to buy a property?

WHEN IS THE BEST TIME TO BUY A PROPERTY?

 

Sa pagbili ng property, there are factors that we should consider.

First, ano ba ang Purpose ng pagbili ng property? Bibili ka ba ng property para tirahan mo (residential)?or bibili ka ng property para parentahan mo (investment)?

Second, dapat established na yung Need mo ng pagbili ng property. Ikaw ba ay nangungupahan sa matagal na panahon na? single pero ready to build a family?

Third, may Capacity ka na ba to purchase a property? working ba? or with business? at makaqualify ka ba kung magaaply for a housing loan?

To prequalify, real estate agents are there to guide and help you. Common info that agents get for prequalification purposes ay yung age, monthly income, and your source of income (locally employed? ofw? self-employed? ba) from that infos mas madali ka matutulungan ni agent sa paghahanap ng property at mas mabibigyan ka ng helpful suggestions in buying the best property that will suit your budget and needs.

Sa pagkuha ng property, nandiyan ang mga financing institutions like  Pag-Ibig at Bank para magfinance ng pambayad ng bahay. May corresponding downpayment lang at yung balance ang iffinance ng Pag-ibig or Bank. Sa mga affordable housing, sa 2 storey townhouses, mostly nasa 5-6K monthly lang ang amortization at kung ikaw ay may monthly salary ng at least 15k basic, maari ka na makapagapply for a property loan.

Kapag established mo na ang tatlong (3) factors na ito, in my opinion, the best time para makapaginvest ng property is  NOW!

Why? because of these 2 reasons.

First, prices of property continuously increases. Sa affordable properties, millions of unit ang backlog sa housing ang demand. So dahil mataas ang demand, tumataas din ang price ng property. Isang factor pa dito ang inflation, pagtaas ng prices ng mga various commodities, like gasoline, materials, basic needs etc…Example: yung binebenta na affordable condo nung year 2012 sa halagang 920k, this year 2018 ay nasa 2.1-2.5Million na. Yung mga house and lot na binebenta noong 2015, sa halagang 700k, now nasa almost 900k na. So, ang value ng property ay tumataas. Yung property na kaya mong bilhin noon, maaring hindi na ngayon or in the coming years.

Second, location. We are aware that properties in  Metro Manila are more expensive compared in properties outside Metro. So if you are a minimum wage earner maari ka lamang makabili ng affordable housing sa nearby provinces ng Metro Manila. Pero since ang lupa ay scarce, at ang tao ay dumadami, ang mga project ay patuloy na lumalayo ang location sa metro manila. So the later na bumili ka ng property, the farther na ang mga projects na maging available in the future unless, afford mong bumili ng property na malapit sa Metro Manila at a higher prices.
